Rangeford Villages has been granted planning permission by Basingstoke and Deane Council for a retirement community near Oakley, Hampshire.
The reserved matters plans are for a 147-home development within the grounds of Oakley Hall Estate, which is also home to a hotel and care home. The scheme will deliver one-, two- and three-bedroom apartments, alongside two- and three-bedroom bungalows. Rangeford Care will provide onsite domiciliary care and support services.
Named Bramston Park, the community will include wellbeing facilities for homeowners, friends, family members and members of the public, with a fully equipped gym and spa that includes a swimming pool, sauna, steam room and exercise studio. The village will also have a restaurant and coffee shop with an outdoor terrace, a hair and beauty salon, treatment room and a private dining room.
As with other Rangeford villages, there will be gardens with a village green, croquet lawn and putting green. There will also be gardens with raised beds for owners and a kitchen garden for the restaurant.
‘Securing planning permission for Bramston Park is a significant milestone in our growth strategy. This development will bring a first-class retirement community to a truly exceptional location, offering both beautiful homes and outstanding facilities for owners,’ said Howard Nankivell, Rangeford Villages chief executive officer.
Octopus Capital is the investment manager for Rangeford Villages, which operates five communities across the UK.
Domas Karsokas, investment director at Octopus Capital, said: ‘There is an urgent and rising demand across the UK for high-quality, thoughtfully designed later living spaces. By combining Rangeford’s exceptional operational model with strategic capital investment, we are proud to help deliver a vibrant, sustainable community that redefines what retirement living looks like in the Hampshire countryside.’

Construction of Bramston Park is expected to start early next year, with the first homes ready for occupation in 2028.
